5 Benefits of Using an Agent to Sell Your Home

5 Benefits of Using an Agent to Sell Your Home

The real estate market can be a tricky thing to navigate. If you find yourself ready to sell your home, you may feel overwhelmed, and that’s okay. The first step is to decide whether or not you will hire a real estate agent to help you sell your home. There are many benefits to hiring a agent. Here are a few:

1. The right listing price
As a homeowner, you may or may not know a reasonable price at which to list your home. A professional real estate agent will work to find comparable homes in your area and ensure that your home is marketed at the correct listing price.

2. Better showings
A successful showing can make or break the selling process. A real estate agent can guide potential buyers through your home and discuss any concerns or answer questions they may have. Successful agents know how to hold an open house to get you more offers more quickly.

3. Marketing
Your real estate agent has a thorough marketing strategy to help your home get the buyer exposure it needs. Social media, internet exposure, open houses, and neighborhood canvassing may all be a part of your agent’s marketing efforts. These strategies help more people find your home, which gets you more offers!

4. Negotiation
Your real estate agent can help you negotiate a successful contract. Professional realtors know how to get the highest price that the market will allow. They can also help you negotiate inspection results and make sure your house sells at a fair price.

5. Timeliness
When you buy or sell a home, you want the process to be as seamless and quick as possible. A good real estate agent will be able to provide the paperwork needed to get things finished in a timely manner. Your realtor will also keep you in the loop so you know how things are progressing.

Using a professional real estate agent to sell your home can help you navigate the tricky territory of the real estate market. If you’re interested in speaking with an agent about buying or selling a home, contact us today!

Preparing Your Home for Back to School

Summer has come to an end, which means your kiddos are gearing up for another school year! This season is often hectic and stressful, but it doesn’t have to be. To help your family adjust to a new schedule and set your children up for success this year, try these simple back-to-school home improvement projects!

Organization

Adding practical storage and lots of shelving can help both you and your children be successful this school year. Start the school year off by organizing those junk drawers and closets that have been on your to-do list for months. An organized home will reduce stress and make early mornings much less stressful because everyone will know where to find what they need! Check out these DIY shelving projects: https://www.lowes.com/creative-ideas/organize-store-and-move/diy-shelf-ideas/article.

Homework Space

Having a designated space for your child to complete their school tasks will help set a routine and allow them to focus without distractions. Whether its a desk in the bedroom or a table in the living room, make the space functional and comfortable with minimal distractions. Organize the space with bins and shelves for all the supplies they may need. Designate a drawer or bin for the projects, report cards and artwork that each child brings home. Efficient Kitchen

Back to school also means back to rehearsals, practices, clubs and sports games. Hectic schedules are made more stressful when your kitchen space is unorganized or disfunctional. To make meal time as efficient as possible, organize your kitchen in a way that makes sense. Keep similar cooking items together, add a space for “on-the-go” snacks and bottled water, add seating areas so everyone can be together on the rare occasion that everyone is in the same place at the same time. A functional kitchen will help motivate you to prepare meals even when things are busy. Here are some more kitchen organization tips! https://www.housebeautiful.com/lifestyle/organizing-tips/g3426/best-kitchen-organization-tips/.

Country Music Lovers from Nashville Properties Go to the Grand Ole Opry

Country music lovers from Nashville properties go to The Grand Ole Opry. Those living in Nashville properties are lucky to be able to attend a show at The Grand Ole Opry whenever they wish. Most people have to travel across the country or even across the world to experience the magic. A countless number of country music stars have gotten their start at the Opry. It all started back in 1925 with the radio show called “The WSM Barn Dance.” The show is still going strong and has been a big reason that Nashville is known as Music City. Early performers such as Bill Monroe, Minnie Pearl, Ernest Tubb, and Roy Acuff graced the stage of the historic Ryman Auditorium and made a name for themselves and for the venue. In later years, Dolly Parton, Bill Anderson, and Loretta Lynn continued the legacy.

Living in Nashville Gives Access to the Best in Country Music

Outgrowing the space, the Opry moved from Ryman Auditorium to the Grand Ole Opry House in 1974. A six foot circle of hardwood was taken from Ryman and placed in the new Opry house so that the early traditions would never be forgotten. Today such top country stars as Carrie Underwood, Vince Gill, Brad Paisley, Mel Tillis, and many more continue to grace the stage. Anyone who cannot listen in person can tune into 650 AM WSM, utilize the SiriusXM Satellite Radio, or listen at the Opry’s website.

Come to see your favorite artists, hear up and coming singers, and even go for a backstage tour. Choose from a daytime tour, post-show tour, or VIP tour. Walk in the steps of superstars, see what happens behind the scenes of a show, and hear stories from the guides about the past and present country stars. If you are new to living in Nashville, this is a great place to start to learn more about the city and feel more like a local. Purchase tickets, find details about tours, read more about the history, and listen to the great country music at The Grand Ole Opry.

Mixed-Use Communities on the Rise South of Nashville

Mixed-use communities are becoming more and more popular, especially in the highly desirable area we serve, just south of Nashville. Mixed-use communities are developments that combine residential, commercial, and industrial spaces so residents can live, work and play without ever leaving the community. The Nashville area is one of the fastest growing in the country, so there is a growing need for places that offer a little bit of everything in one convenient space. Here are two examples we love.

WestHaven
Opened in 2003 in Franklin, WestHaven focuses on livability. It combines beautiful homes and landscaping with convenient shopping and amenities, so residents never have to go far for groceries, appointments or even schools. Large front porches, sidewalks, walkways and parks foster connections between neighbors, and frequent social events hosted within the community create a vibrant community spirit. WestHaven offers new homes, custom homes and previously owned homes to accommodate any homebuyer’s needs.

Berry Farms
Also located in Franklin, Berry Farms is similar in concept to WestHaven, except with an additional 3 million square feet of office space, as well as land parcel opportunities. Berry Farms is a bit more spread out. It’s comprised of 600 acres with smaller residential neighborhoods. There are also plenty of retail shops, restaurants, office parks and other commercial spaces. Berry Farms has multiple social events each month including festivals, farmer’s markets and more. The master plan for Berry Farms is still being developed but will include an expanded town center and more residential units, apartments and office space.

There are plans currently being developed on mixed-use communities in other cities near Nashville…

McEwen Northside in Cool Springs
Construction is underway for the $120 million, 45-acre first phase of McEwen Northside, which will bring apartments, offices, a hotel, restaurants, retail spaces and green spaces to Cool Springs. Apartment living will be upscale, with 10-foot ceilings, designer kitchens and bathrooms, elevator access, a fitness center and spa, resort pool and resident club.

Ovation
Ovation is a mixed-use development in Cool Springs that will have similar features to McEwen Northside. Construction will begin sometime in the summer of 2017. This space is meant to be a big slice of a small-town city, both chic and comfortable.

Nolensville Market Square
A new space is coming to downtown Nolensville! This will be a place where residents can work, shop, dine and relax. The new development will have seven new buildings of residential condos, office and retail space. Keeping in step with the historic flair of downtown, the new space will be pedestrian-friendly. Additionally, it will feature state-of-the-art amenities to enhance Nolensville’s current downtown area. The goal of the development is to bring something new and dynamic, with a nod to the history of Nolensville.

Mixed-use communities provide convenient living in a friendly atmosphere. As the Nashville area continues to grow, we expect to see more and more of these communities being developed, and are excited to show customers all they offer. If you want to learn more about homebuying opportunities in a mixed-use community, give us a call at (615) 610-7111.
